Growing up in Gordon St as key Coffs CBD sites listed
An expressions of interest (EOI) process has opened for two City of Coffs Harbour properties ideally earmarked for affordable housing in prime CBD locations.
The blocks are No.38 and 41 Gordon Street, which are zoned as E2 Commercial Core with a complying building height limit of 44 metres (roughly equivalent to 13 storeys – the height of the recently opened CODA building).
At its meeting on 24 July last year, Council authorised the General Manager to undertake an EOI on the sites.
“This will test the market as these Gordon St sites could be suitable for key worker and/or student accommodation as part of an affordable housing proposal,” Mayor Nikki Williams said.
“The City is keen to attract the attention of large-scale Community Housing Providers.”

City Planning and Communities Director Ian Fitzgibbon noted the Uniting Church plans for a high-rise development at its site on Gordon St.
“That build – which would see a mix of community space with affordable housing components is slated at 90 metres, twice the height of CODA,” Mr Fitzgibbon said.
“The size of that project would see it go through State Planning, but if 90 metres becomes the new normal then that might be influential for any parties interested in the Gordon Street lots.”
City Business Services Director Steve Bayliss said the EOI would not bind the City to any actions, including the sale of the properties.
“The results from the EOI will be compiled and reported back to Council for their consideration,” Mr Bayliss said.
No.38 Gordon St is currently the site of the City’s Laboratory, which is relocating to City-owned land on Christmas Bells Road.
No.41 Gordon St currently accommodates a cottage which has been used for commercial purposes.
Mayor Williams said it’s well understood there is a lack of affordable housing in Coffs Harbour, and this is a challenge experienced right across the North Coast.
“This is a space occupying the thoughts of governments at all levels as well as housing providers and of course the wider public,” she said.
“The zoning of the Gordon St properties creates potential for affordable housing or mixed-use development.”
